SafeSublet ("we," "our," or "us") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our platform.
Our platform is built on the principle of "double-blind privacy" — your personal information remains protected until both parties commit to a transaction through lease signing and payment.
When you apply for a lease as a tenant, we collect the following through our screening process:
Screening is conducted by our third-party provider, TenantAlert, and is governed by the Fair Credit Reporting Act (FCRA). You must provide explicit consent before any screening is initiated.

Our core privacy feature ensures that personal information (full name, email, phone number, exact address) is only revealed to the other party when BOTH of these conditions are met:
Listing locations are displayed with a 0.5-mile radius approximation until booking is confirmed. Exact addresses are only revealed after lease signing and payment.
Our platform automatically detects and redacts personally identifiable information (PII) from messages, including phone numbers, email addresses, and street addresses, to prevent premature disclosure.
You retain ownership of all photos you upload to SafeSublet. By uploading photos to our platform, you grant SafeSublet a non-exclusive, royalty-free license to use, display, and distribute these photos solely for the purpose of operating and promoting our services. This includes displaying your listing photos to potential tenants and, with your consent, using photos in marketing materials.
All photos are stored securely using industry-standard encryption. Photos are hosted on secure cloud infrastructure with access controls to prevent unauthorized use.
You can delete your photos at any time through your listing management dashboard. When you delete a listing or your account, all associated photos will be permanently removed from our servers within 30 days. If your photos appear in cached versions of our site, they will be removed as caches are refreshed.
We do not sell or license your photos to third parties for their independent use. Your photos will only appear in connection with your SafeSublet listing or our platform's promotional materials.
We share your information in stages, based on the booking process:
Once a tenant pays the booking deposit and completes screening, the host receives the tenant's screening result (pass/fail status only — detailed reports are not shared). This allows the host to make an informed approval decision. No personal contact information is shared at this stage.
Full personal information (name, email, phone number, property address) is revealed to both parties only after the digital lease is signed by both parties and payment is successfully processed.
We share specific data with trusted service providers to operate the Platform. Only providers you directly interact with are named below. Infrastructure and operational providers are not named but are contractually bound to protect your data.

We also use third-party providers for email delivery, SMS notifications, cloud hosting, file storage, and analytics. These providers receive only the minimum data necessary to perform their function (e.g., your email address for sending notifications, your phone number for SMS alerts). They are contractually prohibited from using your data for any other purpose.

TenantAlert will investigate disputed items within 30 days as required by the FCRA. SafeSublet is unable to modify screening report content — disputes must be directed to the consumer reporting agency (TenantAlert/ARI).
